Before you decide
Since 1 May 2026, landlords in England can't use section 21. To sell with the house empty, you now need ground 1A: at least four months' notice, and not in the first 12 months of a tenancy. If you take the house back and don't sell, you can't let or advertise it for rent until 12 months after the notice ends, and misuse can mean fines of up to £40,000. Selling with your tenant in place avoids all of that.
